40 Year BuildingRecertification Inspection

Answers before you get started

What is building recertification?

A local review of an eligible building's structural and electrical condition. Applicability depends on the property and jurisdiction.

Are both inspection types included?

Your proposal states whether structural, electrical or both inspections and reports are included.

Who performs the inspections?

Eduardo A. Barreto, P.E. coordinates the work. Qualified specialists participate when the project requires them.

What determines the cost?

Building size, number of buildings, access, required inspections, documentation and follow-up.

Do you submit the reports?

Submission assistance and responses to municipal comments are available when included in the agreed scope.

What happens if deficiencies are found?

We document findings and explain next steps. Repairs, permits and reinspections are defined separately when needed.

Is a milestone inspection the same?

Milestone focuses on the structure of qualifying residential condominium and cooperative buildings with three or more habitable stories. A local recertification may satisfy milestone requirements; we confirm the applicable process for your property.

How long will it take?

Timing depends on access, findings, reporting and authority review. We discuss an inspection and reporting schedule before starting.

What if I received a notice?

Act promptly: the notice sets the reporting timeline. Send it with the building address so we can confirm the applicable deadline and next steps.

Do you serve both counties?

Yes. We serve properties in Miami-Dade and Broward.
