Building Recertification in Miami Beach

In Miami Beach, building recertification is a vital process that ensures the safety and structural integrity of buildings as they age. According to the Miami-Dade County Code, Section 8-11(f)(ii)(1), all buildings that are 30 years old or older, and every 10 years thereafter, must undergo recertification by a licensed engineer or architect.

Exemptions:

Certain structures are exempt from this requirement, including:

• Single-family residences
• Duplexes
• Minor buildings (defined as any occupancy group with an occupant load of 10 or less and a gross area of 2,000 square feet or less)

It’s important to note that even if you do not receive an official notice, it remains your responsibility to complete the inspection within the required timeframe.

Inspection Process:

The recertification process involves two key inspections:

1. Structural Inspection: Evaluates the safety of foundations, walls, roofing systems, masonry, steel framing, and windows/doors.
2. Electrical Inspection: Assesses branch circuits, conduits, emergency lighting, and electrical systems to ensure they meet safety standards.

If any deficiencies are identified during the initial inspection, a Phase II inspection is required. Building owners are given 180 days to address these issues before a reinspection is conducted.
