Recertification Deadlines Are Strict, and Getting Stricter

Under updated Miami-Dade and Broward rules, buildings now enter the recertification cycle at 30 years (previously 40), and must recertify every 10 years after. Once the county issues a notice, owners typically have 90 days to submit signed engineering reports.

Missing the deadline can mean code enforcement fines, unsafe-structure proceedings, and problems with insurance and financing. Starting early costs nothing. Waiting does.
